What we look at in an office building
Office cooling is rarely one load. A south-facing glazed floor gains heat all afternoon while an internal meeting room fills and empties through the day, so we look at orientation, glazing, occupancy patterns and small-power/IT load before selecting anything. Sizing from floor area alone is how offices end up noisy, over-specified and expensive to run.
Zoning and tenancy shape the system as much as the load. Single-occupier floors can share plant, but multi-tenant buildings usually need separate control and separate metering so each tenant pays for what they use. Heat-recovery VRF suits buildings where some zones need cooling while others need heating; chilled water starts to win where the building is large and runs continuously.
Acoustics and future flexibility decide the details. Meeting rooms and quiet floors need attention to indoor unit selection and duct velocities, and outdoor plant needs a position that satisfies both the landlord and neighbouring buildings. We also check how the system will be maintained — filter access, isolation and BMS points — because an office system that cannot be serviced cheaply becomes a running-cost problem.
